PRE-DRYWALL INSPECTIONS
When having your home built, the “Pre-DryWall (Rough-In) Inspection is arguably one of the most important inspections involved in building your home. This inspection allows a thorough examination by an independant, licensed inspector of the Framing, Foundation, Electrical, Plumbing, HVAC, and Exterior systems of the home before these areas are covered up with drywall and other finishing details. This inspection is designed to identify defects within these specific areas. Once these areas are covered with DryWall and other finishing details, locating and fixing these issues become a lot more costly. Whether recommended by the builder or not, you should always have a Pre-DryWall Inspection performed by an independant, licensed inspector! ANNUAL MAINTENANCE EVALUATION
Now that you have purchased your new home, it is your responsibility to maintain your houses appearance, functionality, and overall condition. The best way to keep up with this is by having an Annual Maintenance Evaluation completed once a year. The Annual Maintenance Evaluation is an annual inspection of your residences major structural and operational components. The Annual Maintenance Evaluation is designed to give the home owner a detailed report of the houses overall condition and any deficiencies that need to be monitored or fixed. Much like your vehicle, your residence requires Preventive Maintenance, Checks, and Services (PMCS) in order to maintain safety, appearance, and operational functionality. Congratulations on the purchase of your new home! Now it is time to prepare for your 1 Year Warranty repairs. Let Freedom Home Inspections make sure all repairs are taken care of by identifying all the issues that the builder needs to fix before your warranty expires.

As part of the purchase of your “New Build” home, your home is most likely covered by a “1 Year Warranty”. These warranty corrections usually occur in stages and require you (the home owner) to identify issues that you believe need to be corrected. It is also your responsibility to submit these corrections to the builder for them to evaluate and fix as needed. We will perform a Warranty Inspection to identify and document all issues for the builder to fix. The findings from the inspection will be memorialized in an electronic report that you can forward to the builder.
